Here's how most property managers start a new month: open a spreadsheet, re-type every tenant's name and unit and rent amount, set each one's due date, save, and then spend the rest of the month manually ticking off payments. It's monotonous, error-prone, and completely unnecessary.

In Modern Management, the Generate Month button reads your resident contacts, looks at the monthly rent amount on each resident's lease record, and creates one pending rent entry per resident for the month you choose. You pick the due date (typically the 1st). That's it. A full month's rent roll, set up in under five seconds, with no typing.

You can regenerate safely — the system skips anyone who already has a record for that month, so there's no risk of duplicates. And because the data comes from your contacts, any rent amount change (e.g., a lease renewal with a higher rate) is automatically reflected next month without you updating anything manually.

AUTOMATIC OVERDUE DETECTION

No more "who hasn't paid?"

The moment a due date passes and a record is still unpaid, the system flips it to overdue automatically. The row turns red, the status badge changes to ⚠ Overdue, and the outstanding total in your summary bar updates in real time. You never have to manually change a status just because a day passed.

When someone pays, click Mark Paid and the record is timestamped with today's date. Your Collected total increases, the Outstanding drops, and the row turns green. Miss a day? No problem — you can set the status manually or adjust the paid date from the detail panel.

And if you ever want to know who's behind at a glance, just open the rent page — overdue records always sort to the top and are visually distinct. No more squinting at spreadsheets trying to figure out who still owes what.

AI-DRAFTED LATE NOTICES

Reminders that send themselves.

When rent is late, someone has to say something. That used to mean opening a Word document, replacing the tenant's name and unit number, remembering the amount, printing it, and sliding it under their door — or drafting an awkward email from scratch.

In Modern Management, click Send Notice on any overdue record and the system composes a professional, personalized late payment reminder and sends it through whichever channel that resident prefers — email if they have an email on file, SMS if they only have a phone. The notice includes their name, unit, amount due, and due date. All the right details, none of the retyping.

Even better: you can ask the AI command bar to do it for everyone at once. "Send late notices to everyone overdue." The AI finds every overdue record, sends personalized notices to each, and reports back with a summary of who was notified and by what channel.
